On the Job Factor Page we account for conditions that will add to the normal Labor Hours to perform this particular Job. Typically percentage are entered so as you add labor to the job, the Labor Factor hours "float" with the bid. You can however lock in a certain number of hours if you so desire.

The Job Factor Page allows you to account for additional labor that will be necessary for this job due to special circumstances. To edit any of the categories either double-click on the category or arrow down to the category and Press the Enter Key, or click on the category and then click the Edit Button.

Job Factor Columns

Job Factor Category/Description - This is the name or description of this Job Factor.

Percent - Typically you will enter a percentage for a Job Factor markup. As shown above there is a 10% add for Ceiling Height. As the Raw Labor Hours on the Job changes (you build the estimate), the hours for this Job Factor will stay at 10% of the total. This is the standard mode of estimating with the BHSestimator. In this mode you can build "Templates" of jobs and this type of information on the cover sheets will not need to be modified for each bid.

Hours - These are the hours added to Raw Labor Hours to get Total Labor Hours for the job.

Locked - A Yes or No value. If Locked = Yes, then the Job Factor Hours for this category will not change as the Raw Labor Hours change. If Locked = No, then the Job Factor Hours for this category will fluctuate with the Raw Labor Hours by the number in the Percent column.

Warning! Keep in mind that if you lock a value in, and later inactivate pages, that these locked hours are spread only over the ACTIVE pages in Unit Price Mode.

Job Factor Buttons

Add - Adds a new Job Factor category to the end of the list.

Delete - Deletes the highlighted Job Factor category.

Edit - Modifies the highlighted category. This is the same as double clicking on the category and will produce this screen:

Note that you can edit the Job Factor description, and enter a percentage or you can enter a fixed number of hours and set the value to Locked.

Default - Restores the BHS Default Job Factor categories, sets them to zero percent and unlocked.

Zero All - Sets all Job Factor categories to zero percent.

Unlock All - Removes the lock on all categories and allows them to float with the estimate at their current percentage.

Lock/Unlock - Toggles the highlighted Job Factor category between locked and unlocked.

Job Factor Popup Menu

This menu has the same functions as the Job Factor buttons and is provided merely as another way to activate those function in case it easier for you. Right clicking on the Job Factor Grid activates the popup.

Job Factor Page Labels

Raw Labor Hours - Total of the hours on all active pages of the estimate

Total Labor Hours - Raw Labor Hours + Job Factor Hours

Locked Categories Warning - Appears if any of the Job Factor Categories are locked as shown above.
